Founded in 2005, Sunwest Real Estate Group is a boutique commercial real estate firm based in Dallas focused on the investment, management, and leasing of office and retail buildings in the DFW Metroplex. Sunwest strives to be a best-in-class operator that provides the highest level of service to its clients, tenants, and investors. The company currently manages and leases its owned DFW assets while also providing third party management and leasing services to other clients.

SUMMARY

The Director of Engineering will support the Senior Vice President of Property Management to oversee the maintenance operations for the firms’ portfolio of commercial office properties. Through strategic planning and interaction with company leaders, the position will be responsible to implement and oversee preventative maintenance schedules, quality control and compliance standards, staff training, and provide guidance and input for capital improvement projects. In addition, the Director of Engineering will partner alongside the firm’s leadership to resolve complex R&M issues, expense controls, and talent management. The candidate is expected to place maximum emphasis on enhancing value of the properties in coordination and conjunction with the owner’s goals and objectives. 

ESSENTIAL JOB RESPONSIBILITIES

  • Manage a team of eight engineers including three Lead Building Engineers and five Building Engineers. Provide team with operational support, ongoing coaching, professional development, periodic check-ins, and ensure accountability with a focus on succession planning. 
  • Supply technical guidance, recommendations, and expertise to maintenance team as well as senior management.
  • Lead and support regular property visits to ensure that all aspects of properties are running smoothly and that the onsite maintenance team is adhering to company standards.
  • Proactively develop strong relationships with senior property managers with emphasis on partnership, goal alignment, and provide coaching/support for the firm’s onsite maintenance team to do the same.
  • Evaluate third party maintenance agreements and warranties (where they exist), play key role in negotiating the best possible price/service terms, and monitor with proper follow up with vendors.
  • Oversight and responsibilities for Preventative Maintenance programs, R&M budgets and capital planning.
  • Recruit, develop, and evaluate prospective maintenance candidates to maintain a full pipeline for upcoming openings.

QUALIFICATIONS

  • Minimum 5 years’ experience in multi-story office building maintenance operations with at least 3 years as a Chief Engineer and supervisory experience. Oversight of multiple buildings is preferred.
  • Exceptional knowledge and understanding of diverse multi-story office mechanical systems, including electrical, plumbing, HVAC, building automation systems, elevators, roofing, and life safety systems.
  • Universal Refrigeration License is preferred.
  • Strong command of financial statements and ability to understand, interpret and analyze financial and cost management data.
  • Well-organized initiative-taker with the ability to manage competing priorities.
  • Experience with creating and maintaining preventative maintenance schedules and work order tracking.
  • Knowledge of computers and operations and office automation applications, including Microsoft Office.
  • Strong customer service orientation.
  • Strong negotiation skills as well as strong verbal and written communication capabilities.
  • Property Management software experience preferred (Yardi Voyager, Avid, Impak Work Order Management).
